Handing over a manual at that hour" is exactly the red flag. Who does that at night with a manual? Like, it's not a lost cat or a broken pipe, it's a piece of paper with diagrams. She could have just texted a photo if it was that urgent. I'd be blunt and say "I'm in bed" and shut the door.
