Clients ghosting for 6 months then texting like nothing happened

Last spring I showed a family the cutest fixer-upper in Aurora, they loved it, then vanished after the second viewing. Out of nowhere yesterday they texted asking if the house was still available, not even a sorry for the silence. Anyone else get these random resurrections and how do you handle the awkwardness without sounding annoyed?

Funny thing is, sometimes those ghost clients come back because they got denied elsewhere and they're hoping you forgot all the annoying parts. But here's the angle nobody thinks about, their sudden text might mean the house actually did get fixed up and they saw the new listing price on Zillow. So now they're worried about losing it to someone else, and that urgency is a real thing you can use. Just answer their text with a simple yes and the current asking price, no emotion, and see if they show up to the viewing this time. That usually sorts out the serious buyers from the time wasters pretty quick.
