I finally stopped chasing deposits after seeing one number on a contract
A lawyer friend in Phoenix showed me that a 50 percent upfront deposit does not mean much if the deal has no late fee written in, since small claims court in her county takes 4 months just to get a hearing. Now I skip anyone who pushes back on a 2 percent monthly late fee, and honestly it has filtered out more trouble than any gut feeling ever did. What is the one clause you will not sign without?
