Tracked 9 change orders on one kitchen job and 7 came from the same habit
I started writing down every change order on a kitchen remodel in Fort Wayne last spring, mostly to see where the money leaks. Nine change orders, and seven of them started with a version of "while you're in there, can you also..." Small stuff, like adding outlets and moving a vent, but it added up to about $1,800 of rework I never planned for. The habit itself is the red flag, not any single ask, because it means the client never locked their scope before I started. Now I ask one question before signing: who decides what goes in the final plan, and do I get it in writing before the first nail. How do you all price for clients who keep adding stuff mid-job without losing the work?
Price the "while you're in there" talk as a separate hourly rate and make them sign it. That one line kills half the surprise asks because people hate paperwork more than they hate paying. Get the scope locked in writing or the small stuff eats your whole margin.
