Pro tip: that ceiling leak in the Smith job taught me to always check the roof before drywall
I was up in the attic last Tuesday on a kitchen reno in Austin and found mold growing because the roofer had nailed through a pipe, so now I do a full roof inspection before I close anything up, has anyone else run into subcontractors skipping basic checks?

Honestly I used to think extra inspections were just a way to waste time and piss off the subs, but then I found a leak behind a finished wall in a flip last year that had been dripping for months. The roofer had missed a flashing detail and the drywall guys just covered it up without saying anything. Now I always walk the attic with a flashlight and a moisture meter before anyone touches tape and mud. That one moldy ceiling cost me three grand in remediation and a pissed off buyer.

waste time and piss off the subs" - that's literally my middle name, @michael803. Found a leak once in a flip I was doing. Fungus behind the shower tile. Looked fine from the front. I was the one who drywalled over it. Now I just poke holes in every ceiling before paint. My subs hate me. They call me "Moisture Mike" behind my back. Well, they did that before too, for different reasons.
