Changed my mind about waiving the inspection after one bad sewer scope

I was ready to skip the home inspection to beat three offers in Austin, but my realtor showed me a $12,000 sewer repair bill from a similar house and I paid $350 for a scope instead, has anyone else had a seller try to rush you past due diligence?

Never skip the scope, that $350 just saved your whole down payment.

See, I learned this the hard way after two different inspections came back clean and then I found out the hard way what "minor seepage" really meant. It was like $4,000 in waterproofing I didn't budget for, and that was on top of the mold remediation. The scope is the one thing I tell everyone not to bargain hunt on, especially if you're in an older house or anything near a flood zone. You're basically paying a few hundred bucks to skip a potential five-figure surprise six months down the road. Totally agree with you, that's the cheapest insurance you'll ever buy.
