Hit $20k in savings for a down payment and it finally feels real

I was just adding up my high yield savings account after a year of scraping by and somehow crossed $20k without really noticing. How did you guys know you were actually ready to start looking seriously?

Honestly I hit $25k last month and still don't feel ready. The market where I live is so wild that $20k barely covers closing costs not even a real down payment. Ngl I started looking anyway just to get a feel for what's out there but I'm not convinced it's the right time yet.

Bro respectfully I gotta disagree. 20k is a solid milestone and you should be proud of that. Waiting for the perfect time or that magic number is a trap a lot of people fall into. The market is always gonna be wild, rates are always gonna do something. If you got the savings and a steady job, you're probably more ready than you think. Closing costs are real but you can negotiate seller credits or look into first time homebuyer programs that cover some of that. I started looking with way less than 20k and honestly just getting pre approved and seeing numbers on paper made it all click. You'll never feel 100% ready, sometimes you just gotta jump.
