I was sure a home warranty was a waste of money, but my furnace quit the day after we closed in December.

The repair would have cost me over $800, but the warranty covered it, so now I'm telling every new buyer to at least get a quote for one.

Honestly I think the warranty companies are counting on people not reading the fine print. They can deny claims for weird stuff like "lack of maintenance" or pre existing conditions, and by the time you figure that out you already paid for the year. What makes you think they won't just find a loophole when your furnace actually needs replacing?

Wait, are you saying the warranty started before you closed? In my experience, most home warranties don't kick in until after you own the home, so a furnace failing the day after closing is usually covered. The real gamble is whether they'll actually fix it right or just band-aid it until your contract is up. I got burned by that once.

Yeah I saw a whole thread about that exact thing. People were saying the warranty companies will do the cheapest patch job possible to get through the contract year. Makes you wonder if they're even worth it.

Tbh my home warranty saved me a ton last year when the AC died. They sent a good local company who replaced the whole unit, not just a patch. Sometimes you just get a bad adjuster, but @hayes.wade, a solid warranty forces them to follow set repair standards in the contract.
