I was sure the home inspection was just a box to check, but ours found a $12,000 problem
When we were buying our place in Phoenix, I almost skipped the full inspection to save the $500 fee because the house looked perfect. Our inspector found active termite damage in a load-bearing wall that wasn't visible from the basement. The seller had to pay for the full treatment and structural repair before closing, which our agent said would have cost us over $12,000. It completely changed my view on how much a good inspector is worth. Has anyone else had an inspection find something major that wasn't obvious?

Dude, that's wild. I never skip the inspection now after ours found faulty wiring the sellers "forgot" to mention. That fee is basically insurance.

Totally agree, but I'd call it more of a safety net than insurance. Insurance pays you back after the fact, but an inspection stops you from buying the problem in the first place.
