Inspection said the roof was fine, second opinion caught it 3 days later
I signed the contract on a 1978 ranch in Austin because the inspector gave it a clean bill. My contractor buddy walked the attic for 5 minutes and pointed at rafters with old water stains and active mold. Has anyone else paid for a second inspection after the first one missed something big, and how much did it set you back?

My first inspector also gave my last place a thumbs up, so I'm basically an expert at hiring the wrong guy twice. Second go round ran me about 400 bucks here, and worth every penny since it saved me from a way worse surprise down the road. Sorry your buddy had to be the one to catch it, that stings.
