My mother in law's inspection advice saved me $4,000
When we put an offer on a 1950s bungalow in Columbus, my mother in law insisted we hire a structural engineer on top of the regular home inspector. I thought it was overkill, but she had seen a basement crack ruin a friend's deal back in the 90s. The regular guy gave it a clean bill, but the engineer found a sagging beam over the garage that needed a steel post and a jack. We got the seller to knock $4,000 off the price, and the fix took a weekend with my brother in law. That one conversation probably paid for our new fridge and washer. Has anyone else had a family member's random advice actually save them money on a house?

Old school instincts matter, honestly. That 90s crack story is the kind of thing you ignore at your own risk. Paid for itself in one conversation, which is more than most upgrades do.
