Our inspector missed a cracked sewer line in Phoenix and we had to pay $5,000 to fix it right before closing. Should we have sued him?

Used to think no, but that's brutal.

Read a study that changed my mind.

Honestly that is just awful, I feel sick for you. Tbh I would have been so angry in your shoes, that's a huge amount of money right at the worst possible time. It really makes you wonder what you're paying an inspector for in the first place. Ngl I probably would have at least talked to a lawyer to see what my options were.

Man that's rough. Check your contract with the inspector first most of them have clauses that limit their liability to just the cost of the inspection fee not the repair. I had a similar issue with a roof leak and learned that the hard way. You might still have a case if you can prove they were negligent but lawyers are expensive and $5000 might not be worth the fight unless you have really solid evidence they missed something obvious.
