Our inspector missed a leaky pipe behind the wall, found out when my ceiling caved in during a rainstorm in Atlanta

Had to rip out half the drywall in the guest bedroom a week after closing, found black mold, and the seller refused to pay because I'd already signed off on the inspection, so now I'm out $3,200 and a weekend - has anyone else had an inspector let something this obvious slide?

Actually the seller wasn't required to pay anyway since the inspection is between you and the inspector.

Huh, never really looked at it that way before. I always figured the seller had to pitch in for at least part of the inspection cost. Thanks for clearing that up, that actually makes a lot more sense now.

Ngl I read somewhere that some inspectors carry insurance for exactly this kind of thing but they never tell you about it upfront. A buddy of mine in Atlanta had a similar situation where his inspector missed a major foundation crack and he got a payout through the inspector's errors and omissions policy. Might be worth checking your contract to see if there's any language about arbitration or claims. That mold situation sounds brutal though, especially with the Atlanta humidity making everything worse. A proper inspector should have caught that leak just from the moisture meter readings alone, even if the pipe was behind the wall.
