PSA: I spent $400 on a sewer scope inspection for my 1950s bungalow and it found a belly in the main line that would have cost me $8k to fix.

The seller had to cover the full repair before closing, so that $400 saved me from a massive hidden problem right after moving in, has anyone else had a home inspection add-on pay off like that?

the_jessica said "discounts train people to wait" but that's not really how home buying works. Around here sellers aren't gonna drop thousands just because you asked nice. They'd laugh and move on to the next offer. That sewer line thing is a perfect example. If you find a major defect the seller either fixes it or you walk. They're not giving you a discount after you already agreed on a price. The inspection contingency is your only real leverage.

What if the seller just lowered the price instead?

Used to think that, but discounts train people to wait.

But then they'd make less money.
