The $175 home inspection that saved me $4,000

Bought my first house three months ago in Austin. The inspector found a small crack in the foundation that the seller tried to hide behind a heavy rug. Got a structural engineer to look at it for $350 and he said it needed piering. Seller ended up covering the whole repair cost because I had the inspection report. Anyone else have a home inspection catch something big like that?

Lucky you. My home inspector missed that the AC unit was basically held together with duct tape and hope. $2,800 later, I learned that optimism doesn't cool a house.

At least duct tape is versatile. My inspector missed that the previous owner had painted over black mold in the basement. Nothing a little hope and a respirator couldn't fix.

Man, it's wild how sellers think inspectors won't lift up a rug.
