The inspection fee was $450 but the real number was the 14 page report

I finally got to the inspection stage on our first house in Cleveland and nobody warned me about the sheer bulk of reading. 14 pages of findings, most of it tiny print about gutter slopes and outlet spacing. I hit this weird milestone where I stopped adding up repair costs and just stared at the page count like it was some kind of trophy. The scary part is that the seller's disclosure only mentioned 2 minor items, so the gap between what they said and what the inspector found was basically a whole separate house. My realtor kept saying "it's normal" but I've never had to skim that much text just to figure out if a roof can last another winter. Did anyone else get blindsided by how much detail comes back, or did I just hire a guy who loves writing essays?
