The lien search I skipped came back to bite me in Ohio

Closed on a cute little house near Akron back in March, title company said everything was clear so I didn't double check the county records myself. Six weeks later a contractor from 2019 shows up with a mechanics lien for $9,400 on my garage roof work the old owner never paid. Took me three trips to the courthouse and a lawyer's letter to get it sorted, cost me $1,200 in fees. Has anyone else trusted the title report too much and ended up paying for someone else's mess?

Whoa, hold on, a mechanic's lien that old might have actually expired before you even closed, so you could have fought it harder without paying that $1,200. Did your lawyer check the filing dates against Ohio's lien laws?
