Back in 2019 I was looking at a starter home in Akron and this retired couple spent 40 minutes showing me every quirk, from the boiler that hums to the closet rod that sags. They told me 'a house isn't a promise, it's a project you sign up for,' and honestly that stuck more than the inspector's report. Any other first timers get a seller who was more honest than the realtor?

my first place had a seller who left a handwritten note about the sump pump dying every spring and which breaker was finicky. honestly that note meant more than the whole inspection packet combined. some folks just get it.
