The realtor who told me to lie about my pre-approval amount
Met this agent at an open house in Phoenix last Saturday. She pulled me aside and said I should tell sellers I was approved for $30k LESS than I actually was. Her reasoning was it would make me look STRONG when I 'surprisingly' offered more. Something about that just rubbed me the wrong way. Has anyone else had an agent suggest something shady like that?

Is this some weird reverse psychology test where she's trying to see if you're dumb enough to lie on a loan application? That's not "strategy," that's just asking you to commit mortgage fraud with extra steps.

Lol right, nothing says "life hack" like risking a federal charge so you can buy a slightly bigger house. Sounds like a solid plan.

People act like one wrong move on a loan app lands you in handcuffs, but that's usually not how it works. Most of the time they just deny you and move on, it's not some federal crime spree. Maybe take the advice with a grain of salt but it's probably not that deep.
