Warning: I paid $500 for a home inspection that missed a cracked sewer line
We closed on our first house in Phoenix last spring and the inspector spent maybe 90 minutes there before handing us a clean report. Two months later the toilet backed up and a plumber ran a camera down the line, which found roots and a crack that would cost $4,800 to fix. I called the inspector and he said sewer scopes are not part of his standard package, which would have been nice to know before I paid him $500. If you are under contract right now, spend the extra $150 on a separate sewer scope before you sign anything. Did anyone else get burned by something their inspector skipped?
