Warning: My inspection found mold behind fresh paint

Found a cute bungalow in Portland last month. Looked perfect. Fresh paint everywhere. Made me suspicious. Paid a guy $450 for a thermal imaging inspection. Found black mold in three walls. Sellers tried to hide it. Anyone else caught a flipped house with cover-up issues?

Thermal imaging inspection" is actually for finding heat differences, not mold itself. I just learned this the hard way after paying for one on a house I was looking at. The thermal camera shows cold spots where moisture might be hiding, but you still need a moisture meter and possibly a borescope to actually confirm mold. That $450 might have been spent on the wrong test if the guy didn't follow up with those other tools.
