Warning: spent $500 on a home inspection and the guy missed a cracked foundation
I closed on a 1950s ranch in Akron back in March and paid $500 for the inspection everyone told me not to skip. The guy spent 90 minutes there, said the foundation looked fine, and two months later I found a crack in the basement wall that cost $4,200 to fix. My dad swears inspections are worth every penny, but my neighbor bought his place with no inspection and has had zero issues in 6 years. So do I trust the report or trust my gut next time?
So basically you paid 500 bucks for a guy to walk around for 90 minutes and tell you everything was fine, which is about as useful as a weather report that just says "sky." Your neighbor rolled the dice and won, you rolled the dice and got a cracked wall, that is just how luck works sometimes. Here is the thing though, a home inspector is not a fortune teller, they look at what they can see that day, and a crack can show up after a wet spring or a dry summer shifts the dirt around. The report is not a promise, it is a snapshot, so next time trust your gut AND get a second opinion from a guy who actually fixes foundations, not just the one who looks at them.
