Vent: the subfloor in this 1970s split level ate my whole Tuesday
I was in Cincinnati last Tuesday laying LVP over what looked like decent plywood, and about 40 square feet in, my nail gun started sinking straight through soft spots near the sliding door. Turned out the old leak rotted the whole corner, so I pulled up what I'd laid, cut out the bad board, and sistered in new joists with treated lumber. It cost me an extra day and about $180 in materials, but the floor's dead flat now. What do you all charge when you hit hidden rot like that, do you eat it or put it in the change order?
