Pro tip: That 30 day payment clause almost sunk my savings
My mentor in the Denver property scene told me to always push for net-15 terms on my inspection reports, but I went with a client's standard net-30 to be nice... Ended up waiting 45 days for a $1,200 check that came right when my rent was due. Has anyone else had a client push payment terms that put you in a tight spot?

Started doing what my Denver mentor said and just print "Net 15" right on the invoice. If they push back I offer a small discount for paying early, like 2% off, and that usually gets them to agree. Saved my butt more than once.

My buddy Mike out in Aurora had a similar thing happen with a home inspection he did for a flipper. He agreed to net-45 because the guy seemed cool and promised more work down the line. That check showed up two months late, right when his truck payment bounced. Had to borrow $400 from his dad just to cover the late fee. He still gets worked up about it when we grab beers.
