That time a tenant fixed their own leak and I learned a lesson

Last month I got a call from Mrs. Davis about a dripping pipe under her sink in unit 3B. She said she already tightened it herself with a wrench from her toolbox. Honestly, I was annoyed at first because she could have made it worse, but she showed me exactly what she did and it held fine for 3 days. I ended up sending a plumber anyway just to be safe, but it made me realize I should leave a basic toolkit in each unit for small fixes. Has anyone else had a tenant who DIY'd something and it actually worked out?

Yeah, that "held fine for 3 days" part really stuck with me. It's smart that you still sent a plumber to double check things, because water leaks can turn into a real nightmare if they're hiding somewhere you can't see. I actually think leaving a basic toolkit in each unit is a great idea, a lot of people own a wrench but have no idea how to use it without making things worse. A simple toolkit with maybe a pipe wrench and some plumber's tape could save you a ton of those "she already tried to fix it" headaches. Just make sure you include a little printed guide or a QR code to a YouTube video so they don't end up tightening the wrong thing.

That QR code idea is pure gold, probably the most important part of the whole setup. I'd be the guy who tightens the wrong thing and somehow creates a second leak out of sheer panic, so having a video to literally walk me through it would be a lifesaver. My own toolkit is just a sad collection of mismatched screwdrivers and a hammer I'm scared to use, so I'm probably the last person who should be giving anyone advice on this. It's funny, we all think we're handy until a pipe starts spraying and suddenly we're just standing there with a roll of duct tape and a prayer. A little printed guide with a "stop here and call me" step might be the difference between a quick fix and a flood that ruins the downstairs neighbor's ceiling.

Whoa hold up, you seriously included a QR code link to a YouTube video in the toolkit? That's next level genius tbh. I'd totally scan that thing before touching anything, especially since most people's idea of "tightening" is just cranking until something breaks or strips. A visual walkthrough probably saves landlords from so many "oops I snapped the valve handle off" calls.
