A client in Phoenix told me my property inspection reports were 'too detailed, just tell me if it's broken'. I started using a one-page summary sheet on top.

Yeah, a simple summary page. I read a blog post that said that's the FIRST thing people look for sometimes.

That's a smart move with the summary page. What kind of stuff do you put on yours, @kimblack? Like just a list of major issues, or do you include a quick cost estimate for repairs?
