I was sitting at my kitchen table in Fresno last month going through the new lease my landlord emailed over, and buried on page 6 there was a line saying he could come inside to check the plumbing with just a phone call. I called my cousin who does tenant law and she said that wording basically means no notice at all, so I crossed it out and wrote in 24 hours notice minimum. He pushed back at first, saying it was standard, but I pointed out nothing in the old lease said that and he dropped it. Has anyone else had luck just crossing stuff out and handing it back, or did your landlord fight you on it?
