My uncle, who has flipped 14 houses, warned me about one line in my contractor agreement and he was spot on
When I hired a guy to redo my kitchen in Boise, my uncle read the agreement and pointed at a sentence saying the contractor could charge for "additional work as needed" without my sign off. I thought he was being paranoid, but I asked for a written change order clause anyway before signing. Six weeks in, the contractor said the old wiring needed replacing and tried to add $1,900 to the bill over a text message. I pointed to the clause asking for a signed change order with the price up front, and the number dropped to $600 after we walked the wall together. My uncle just laughed and said he learned that one the hard way on a duplex in 2019. Has anyone here had luck adding a cap on change orders too, like a percent of the original quote?
