That lawyer's advice about liquidated damages nearly cost me $8k
My buddy who does real estate law told me to just sign the commercial lease with the liquidated damages clause as-is, said it was standard. 3 months later the landlord used it to charge me for 6 months of rent when I had to break early for a plumbing disaster. Has anyone actually negotiated those clauses down successfully, or do landlords just laugh at you?

Did your buddy actually read the clause before telling you it was standard, or did he just skim it? Seems like a big detail to miss if he's the one who's supposed to know this stuff.
