Tried my first follow-up template from this group and landed a $600 job in 2 days

Honestly I always thought those email scripts were too pushy but I used the 'value recap' one from last month's thread. Sent it to a property manager in Sacramento who ghosted me for 3 weeks and they booked me for a pressure wash the next morning. Anyone else have a template that worked way better than you expected?

Had a property manager ghost me too once. What finally worked was sending one last email with a simple list of the five most important things I needed them to respond about, and CC'd their regional manager. Got a response in like four hours after that. I just kept it short and direct, didn't threaten or complain too much. Did you ever try going up the chain with yours?

Did you ever send them a list too short to ignore? @wadejenkins you might be right about the ghosting, but I'd probably send something like "Hey, remember me? The person who pays your salary?" and then immediately regret it. Last time I tried being direct I spelled "maintenance" wrong three times in one email. They probably thought I was a bot.
