Dropped $200 on a virtual staging subscription that barely paid for itself

I signed up for a $200/month virtual staging service thinking it would make my listings pop. After 3 months and 12 properties, I only got one extra showing request that turned into a sale. Most buyers could tell the furniture wasn't real and commented on it during walkthroughs. I ended up canceling and just staging with actual rented furniture for $150 per house. Has anyone else had luck with virtual staging or is it mostly a waste?

Oh man, I think you might have the pricing mixed up a bit. Actual rented furniture for $150 per house is crazy cheap, around here it's more like $300-$500 even for a basic package. Maybe you got a hookup from a friend or something?

My last virtual staging gig cost me $250 a month and I swear half my buyers would point at the empty room and go "wait, where's the couch from the photo?" during tours. I had one couple actually walk out because they thought the listing was deceptive or something. The final straw was when a buyer's agent told me flat out that virtual stuff makes places look "too perfect" and people get suspicious. I switched to a local rental place that does a living room and dining setup for $180 a house and my showing requests actually went up like 40% within two months.

Haha man that sounds like a rough gig. I once spent an hour staging a closet with virtual shoe racks and suits only to have a buyer ask if I was hiding a body in there. People get real weird when things look too clean or fake. Your swap to real furniture for $180 is a steal though, around here it's more like $300 for a basic package. But hey, if it works and showing requests go up, you're doing something right. I'm still paying for my own mistakes with a half-assed virtual fireplace that someone tried to turn on by waving their hand at it.
