Finally got a lead from that weird 'open house for investors' idea
I was getting zero bites on a stale commercial listing in Charlotte, so I put up flyers for a 'wholesale investor walk-through' last Tuesday with a $15k price drop baked in. Got three serious calls by Friday and one is under contract now. What's the strangest tactic that's actually worked for you guys?

Honestly my weirdest move was just cold calling expired listings from like two years ago. Figured they'd all be gone but got a couple people who were still mad at their old agent. Worked way better than it should have.

My buddy Mark got a listing from a 2019 expired last month.

My buddy Phil tried this with a 2018 expired last year. He called the guy, and the guy still had the same voicemail message from his old agent. Phil said the guy answered and started yelling, "I told you people to stop calling!" But Phil just said, "I know, I'm sorry, I'm not them. I'm someone else." The guy paused and then said, "Well, you're the first one to apologize." Ended up getting a listing out of it, believe it or not. So yeah, sometimes that anger is just leftover frustration, and if you catch them on the right day, it works out.
