I finally learned why older agents told me to skip Zillow leads

An agent named Dave in Tampa told me back in March that Zillow leads are a trap if you're solo, but I ignored him and dropped $600 on them last month. Out of 22 leads, only 2 actually answered my calls and 1 turned into a showing that never happened. Has anyone else had better luck getting those leads to convert or is it just a money pit for freelancers?

You track how many of those "leads" actually had legit interest or just filled out a form on a whim? I dropped $500 on Zillow leads my first year and maybe 1 in 30 actually picked up the phone, so you're not doing anything wrong. Your best bet is to call them within 5 minutes of the inquiry and treat it like a cold call, not a warm lead.

Keep that call time under 5 minutes no matter what, treat every lead like they're already talking to three other agents. Set a timer if you have to, it makes a huge difference in who actually picks up.

Wait, y'all actually setting timers for your cold calls? That's wild to me lol. I get the idea of keeping it short but 5 minutes feels like speed dating, not building any kind of connection. Half the time I'm just trying to figure out if the person even remembers filling out the form online. I'd rather talk to someone for 10 minutes and actually get somewhere than rush through 100 calls where nobody even knows why I'm calling.
