My old mentor told me to skip the open house and just do video tours. He was dead wrong.
He said open houses were a waste of time for a freelancer and that a good video walkthrough would get me the same leads. I listened and didn't do a single open house for my first 6 listings in Austin. My showings were way down. Then I finally held an open for a 3-bedroom condo last month and got 3 serious buyer leads in one afternoon, one of which turned into a signed offer. People want to feel the space, not just watch it. Has anyone else found open houses actually work better than we're told?

My friend Carla listed her craftsman bungalow in Portland with just a video tour. She had maybe two showings in three weeks. She finally held an open house one rainy Sunday. A couple came in, spent forty minutes, and loved the smell of the old wood and the way the light came through the stained glass. They wrote an offer that night. The video showed the rooms, but it didn't show the feeling of the home.

Found video tours super helpful when I was looking at places out of state. They let me rule out a bunch without wasting a trip. Still had to visit the final pick in person though.
