Spent $300 on a 'lead gen' course that was just recycled blog posts

I bought this online course last month promising to teach a 'secret' system for finding off-market deals. It was basically just a PDF telling you to drive for dollars and look at public records, stuff you can find for free. The guy selling it made it sound like a magic bullet, but it was all common knowledge repackaged. Anyone know a legit place to learn about direct mail campaigns for wholesaling?

BiggerPockets has a free guide on direct mail that actually breaks down the costs.

My cousin got burned on a similar course about flipping houses last year.

Yeah, that "got burned" part is what gets me. A lot of those paid courses are just selling the dream without the real risk. Like, they'll show you the profit but not the nightmare of a foundation repair that eats it all. That's why free stuff from places like what jamiesullivan mentioned can be better. You get the basic how-to without the hype, so you can see the real work and cost first. Then you decide if you even want to pay for more help later.
