Spent 4 hours driving to a closing that got cancelled while I was in the parking lot
Last Tuesday I had a showing appointment set up for 10am over in Fredericksburg. Client confirmed the night before. I get there at 9:45, park, and my phone buzzes. The seller's agent says they accepted a cash offer at 8am that morning and forgot to pull the listing. So I sat there for nothing. Total drive time wasted was 2 hours there and 2 hours back. That was a full morning gone for zero dollars. Has anyone else had a last-minute cancellation that made you rethink how you schedule your day?

Man, that's rough. I started booking a 30 minute buffer between showings after something similar happened to me a few years back. Now if a deal falls through I at least don't feel like my whole day got hijacked.

$60k in cars sitting there and a client who "needs to check with their spouse" the night before... yeah I totally feel you on that buffer thing. My calendar is basically just a suggestion at this point anyway.

Used to think buffers were just wasted time... like I could squeeze in one more thing if I worked faster. Then a client cancelled 20 minutes into what was supposed to be a two hour window and it took me an hour to get back on track. Now I get it. That 30 minutes isn't wasted, it's insurance against the rest of your day going off the rails.
