Stuck between flat fee MLS and a full service broker last month

I was trying to sell my own flip in Phoenix and had to pick between paying $500 for flat fee MLS or giving a full service broker 3%. I went with the flat fee option because I figured I knew the house better than anyone. Had one showing in two weeks and the buyer's agent kept lowballing me. Ended up taking $15,000 less than what a broker probably could have gotten. Has anyone else tried selling their own flip and regretted not using a full service agent?

Yeah blocking them made a huge difference for me too, no regrets at all.
