Switched from MLS listings to driving neighborhoods cold...
I used to rely on the MLS for everything but after missing a pocket listing in Portland last spring I started just driving around looking for signs in weedy yards. Now I knock on three doors a week with cash offers and my close rate doubled. Anyone else find better deals off the beaten path?

Right there with you. Sometimes the ugly yards have the best gold.

Driving around looking for signs in weedy yards" sounds like you're just trying to turn luck into a strategy. I get that pocket listings can be tough to beat, but knocking on random doors with cash offers feels more like a hobby than a solid business plan. It might work a few times, but that doesn't make it a real system for most agents.

Found a beat up old house with an overgrown lawn last summer, looked like nobody lived there. Knocked on the door and this elderly guy answered, turns out he'd been trying to get his son to help sell it for years but the kid kept blowing him off. Made him a fair cash offer on the spot, closed in two weeks. @tarar38 I get what you're saying about it not being a system for most agents, but sometimes you just gotta go where the weeds are thickest. That one deal paid for my whole year of marketing and then some.
