Switched to flat-fee listing service in Denver last month, and I'm actually happy about it

Everyone in my local group keeps saying full-service brokers are the only way to go, but I tried a flat-fee MLS service for a $280k condo in Denver. I paid $399 to get it listed, handled all the showings myself, and it sold in 18 days. My mistake was thinking I'd get ignored by buyers, but about 3 agents reached out directly. Has anyone else had a good experience going this route without a traditional agent?

Yeah, that "you'll get ignored by buyers" fear is the biggest lie agents push. I did the same thing in Phoenix on a $315k townhouse - $349 flat fee, handled my own showings, had an offer in 11 days. The trick is making sure your photos are solid and your price is right, because that's really all the agent would be doing anyway. Pretty sure the only reason buyers agents still call is they want their 3% cut, not because they're doing anything special.

My neighbor tried the flat fee thing on his duplex in Cleveland and the photographer showed up hungover, took blurry photos from his car. Still sold in two weeks though. Kinda proves your point that the system is mostly just smoke and mirrors.

Hang on, are we really acting like 18 days is some huge victory? I mean, a 280k condo in Denver is probably in a decent area, right? Things move fast when you price it right no matter who lists it. The flat fee thing just feels like another way to nickel and dime people, but honestly, if you got photos that weren't total garbage, who really cares?
