That showing where the lockbox code was wrong...

I was showing a house in Arlington last Tuesday and the lockbox code the seller's agent gave me didn't work. Had to call my client and cancel the walkthrough while I stood there for 20 minutes waiting for a response from the agent. Do you keep backup codes for properties you're actively showing?

Last Tuesday I had a seller's agent give me a code that was one digit off from every single lockbox on the property. Took me twenty minutes of trying variations before I guessed the right one by adding a 7 at the end. Now I always ask for a backup code and also carry a spare battery pack in case the box is just dying.

Yeah backup codes would be nice, but now I just keep a hammer in the car just in case.

Have you ever thought about what happens when the hammer doesn't work? I mean, those battery-powered lockboxes are getting tougher now, some have those anti-pry shields built in (I saw a video where a guy took a crowbar to one and barely dented it). Plus, if you're in a nice neighborhood, swinging a hammer around might get someone to call the cops on you. A better backup is to just get the agent's phone number and have them open it remotely - most of the newer boxes let you do that from an app.
