The custom floor plan service I laughed at actually landed me 3 extra listings this quarter.
I always thought paying someone $150 to draw up professional floor plans for my listings was a waste. Figured buyers could just look at the photos and the square footage numbers. Then my buddy in Atlanta told me he got a call back on a house that sat for 60 days just because he added a floor plan to the online listing. I tried it with a duplex in my area last month. The seller got three showings in the first weekend compared to zero the previous month. Now I'm wondering how many other little things I've been skipping that actually make a difference. Has anyone else tried something small like this and seen a big payoff?

Heard a landlord once charged $50 just to look at a unit and people paid it.
