Found a loophole in my old landlord's lease that saved me $1,200

Back in 2016 I was renting a place in Portland and the lease had this buried clause about prorated rent if the unit wasn't ready by the 1st. The landlord dragged his feet on repairs for 2 weeks after move-in day, so I sent him a certified letter citing paragraph 14(b) and he had to refund me. Not a lawyer, but that one trick saved my ass. Anyone else found a hidden win in a rental contract they didn't expect?

And that landlord probably still thinks he's slick. Classic. I had a guy try to charge me for "deep cleaning" after I moved out. Checked the lease, zero mention of any cleaning fees. Sent him a copy of the lease with that part highlighted. He ghosted me. Never saw my deposit back though, lol.

Bro, my friend literally scrubbed her place spotless and they still kept her whole deposit.
